3 Tips in Maintaining Rental Property

​It is the landlord's responsibility to take care of his/her property. Although it is hard to maintain a rental property, it is essential. It requires a lot of time and money. However, it will be a lot easier if the landlords will follow simple tips in rental maintenance.
  1. Regular Maintenance
    The rental property should regularly be checked by a professional. It will avoid more significant problems that the landlords will face. It also prevents having much bigger expenses, creating a pleasant living experience for the tenants.

    A good landlord should have a regular check for leaks and pests. They also replace air filters and test the smoke and carbon monoxide regularly. Checking for fire extinguishers is a must for emergencies. Clean the gutters and remove the trees as well.

  2. Regular Inspections
    Inspections are essential to know if there is any condition in the property. It involves the tenant as well. There are four types of assessments every landlord should know to maintain their property.
    a. Move-In Inspection
    It will happen when a renter moves in. That will give the landlord knowledge if there are any concerns in the property.
    b. Routine Inspection
    Routine inspections happen regularly. It gives a chance for the landlord to know the conditions in the property. It is also a chance for the tenant to discuss any problems with the landlord.
    c. Drive-by Inspection
    Drive-by inspections check the exterior of the property. It may occur regularly or routinely.
    d. Move-out Inspection
    Move-out inspection will happen when a tenant moves out of the property. It will make the landlord see the damages a tenant did during his/her stay in the property. Address the damage before someone rents out the property again.

  3. Hire a Professional or Do-It-Yourself Method
    Rental maintenance costs a lot of money. The regular inspections and maintenance cost a lot too since the landlord should also hire a professional to do everything. If the landlord is capable of doing all of those, they can choose the DIY method. However, it will be best to consult a professional. Keep in mind that the renters will renew their lease if it has good maintenance.

Conclusion
Regular maintenance helps the landlord to make his/her tenants happy during their stay. The landlord should also keep in mind that they should have a responsible tenant. Not everything is the landlord's responsibility. It is better if the landlord will have a screening process to find a trusted tenant. The property is still an investment that needs care.

I totally agree when you said that consulting and hiring a professional will ensure that the proper inspections and maintenance would be done for you in a reasonable cost. I wonder if that would be covered by rental insurance as well since it can help the owner have lesser worries about the expenses. I totally agree when you said that inspections would be helpful to find any issues that your property might have. With that in mind, it would be best for business owners to rent a retail space that includes regular inspection from the owner or their staff. It will give them peace of mind that the area will be in good condition to leave a good impression on customers.
